The process of buying a home can be overwhelming at times, but you don't need to go through it alone. Information for Buyers
It is an exciting time to buy a home! Whether it is your first home, your 2nd or 3rd or an investment property, everyone is talking about the housing market! As you may know appreciation in Northern Colorado has been strong.
The housing market is changing & shifting toward an "even market". Which means it is not a buyer’s market or a seller’s market. For the past several years we have been in a "seller’s market." With an extremely low inventory of homes sellers could sell their home at top dollar & get it (in days) or get even more than a full price offer (sometimes $10-$20K over asking price). What does this shift mean- is it bad, is it good?
This does vary depending on the price range, time of the year and specific neighborhood location. It is very important to have a Realtor looking for property on your behalf and educating you about the market, what is typical, what to expect and to be your guide throughout the transaction.
Searching for a home
The GREAT news is that there is a wealth of information available on the internet- the BAD news is there is an overwhelming amount of information & inaccurate websites. With that said, I prefer to guide customers to use reliable & up-to-date resources that pull data several times a day directly from the multiple listing service (MLS). The MLS is the website where realtors input listings and search properties every day.
Please note the websites that are not accurate but popular are Trulia & Zillow (these companies sell your personal information & approximately 60% of the content is out of date or inaccurate).

The Home Buying Process
As you begin to think about buying a home, you're probably acutely aware that this is likely to be your greatest investment, and you might be wondering if there's anything you really need to know as you go into this process. This is where your real estate professional comes in! There is actually a lot to know about buying a home and by working with a realtor you have your best chance of success! With the housing market moving at a fast pace (in certain price points) it’s important to have an agent looking for homes (on your behalf). I have been successful in previewing properties for clients while they are at work, on vacation or otherwise busy with life!. Our bi-weekly company meetings allow me the space to pitch upcoming listings and buyer needs—this is extremely helpful to find out about properties before they are input into MLS (Multiple Listing Service).

New homes for sale hit the market daily.
